BOOKING POLICY

1. Contracting Parties
These Booking Terms & Conditions (the “Terms” or the “Agreement”) govern direct bookings at Casa Alta Mare Seaside Residence and are entered into between:

hereinafter referred to as the “Company”, “Casa Alta Mare”, “we”, “us” or the “Property”,
and the person making the booking, hereinafter referred to as the “Guest” or “you”.
The person making the booking acts on behalf of all persons included in the reservation and is responsible for ensuring that all members of the booking party are informed of and comply with these Terms.
2. Scope of Application
These Terms apply exclusively to direct bookings made through the official Casa Alta Mare website, the official Booking Engine, or through direct written communication with the Company.
These Terms, the Booking Confirmation, the Booking Form, and any specific services or benefits agreed and confirmed in writing together constitute the agreement between the Company and the Guest.
The services and benefits included in each individual booking are those specifically stated in the relevant Booking Confirmation and/or Booking Form.
3. Booking Confirmation
A booking is considered confirmed once the required deposit or, where applicable, the full booking amount has been paid and the Guest has received written confirmation from Casa Alta Mare.
The Guest is responsible for carefully reviewing all booking details upon receipt of the confirmation and must notify the Company without delay of any errors or omissions.
4. Arrival & Departure
Check-in: from 16:00
Check-out: by 09:30
These times apply to all bookings unless alternative arrangements have been agreed in advance and confirmed in writing by Casa Alta Mare.
Early Check-in & Late Check-out
Early check-in or late check-out is not permitted without prior approval from the Company.
Following completion of the booking, the Guest will receive a Booking Form through which an early check-in or late check-out request may be submitted before arrival.
Submitting a request does not constitute approval. Early check-in or late check-out is confirmed only when written approval has been provided by Casa Alta Mare.
Guests may not enter the Property before the approved check-in time or remain at the Property beyond the approved check-out time without prior permission.
In the event of a delayed arrival, the Guest must inform Casa Alta Mare in advance so that appropriate access arrangements can be made.
If the Guest fails to arrive within 24 hours of the scheduled check-in time and has not previously contacted the Company, the booking may be treated as a No-Show.
5. Housekeeping, Pool & Garden Maintenance
Casa Alta Mare provides housekeeping twice per week, including cleaning of the Property and linen changes twice per week, including bed linen and towels.
Pool and garden maintenance is carried out at the same time as the scheduled housekeeping, so that all necessary cleaning and maintenance work is completed within the same time period and disruption to Guests is kept to a minimum.
To allow our staff to carry out their work thoroughly, efficiently and safely, we kindly ask Guests to be away from the Property during scheduled housekeeping and maintenance.
Frequent entry into and exit from the indoor areas while cleaning is in progress can significantly interfere with the proper and detailed completion of the housekeeping service.
In exceptional circumstances, where leaving the Property is not reasonably practical, Guests may remain in the outdoor areas of the Property. In such cases, we kindly ask Guests to avoid entering the indoor areas until housekeeping has been completed.
Housekeeping, pool maintenance and garden maintenance are essential to the proper operation and upkeep of Casa Alta Mare and are scheduled with the aim of causing the least possible inconvenience to Guests.
Additional housekeeping may be arranged upon request, subject to availability and any applicable terms communicated in advance.
6. Maximum Occupancy & Bedroom Configuration
The maximum occupancy of Casa Alta Mare Seaside Residence is strictly 6 Guests, accommodated exclusively in the Property’s three private bedrooms.
The bed configurations are as follows:
Main Villa – Ground Floor: one 200 × 200 cm double bed, configurable as two 100 × 200 cm single beds.
Main Villa – Upper Floor: one 160 × 200 cm double bed, configurable as two 80 × 200 cm single beds.
Independent Bungalow: one 180 × 200 cm double bed, configurable as two 90 × 200 cm single beds.
The preferred bed configuration should be communicated sufficiently in advance of arrival.
There are no sofa beds, additional beds or other approved additional overnight sleeping arrangements.
Only persons named in the confirmed reservation are permitted to stay overnight at the Property.
Any change to the number or composition of Guests requires prior approval from Casa Alta Mare.
7. Use of the Property & Guest Conduct
Guests must use the Property, furniture, equipment, electrical and electronic appliances and all facilities with appropriate care and in accordance with their intended purpose and any instructions provided.
The Guest is responsible for damage caused by themselves or any member of their party as a result of misuse, negligence, improper handling or failure to follow operating instructions.
Minor accidental incidents of low value, such as a broken glass or plate, may be dealt with by the Company on a case-by-case basis.
Damage to electrical or electronic appliances, furniture, equipment or other facilities resulting from misuse, negligence or improper handling may be charged to the Guest based on the documented cost of repair or replacement.
A technical fault for which the Guest is not responsible will not be treated as damage caused by the Guest.
Parties, events and gatherings are not permitted without the Company’s prior written approval.
The presence at the Property of persons who are not included in the confirmed reservation requires prior approval from Casa Alta Mare.
Guests are expected to respect the peaceful character of the surrounding area and must not cause unreasonable disturbance to neighbouring properties.
8. Pets
Pets are not permitted at Casa Alta Mare.
The unauthorised presence of a pet constitutes a material breach of these Terms.
In the event of such a breach, the Company reserves the right, to the extent permitted by applicable law, to immediately and unilaterally terminate the booking and the stay, requiring the Guest to leave the Property.
In such circumstances, no refund will be provided for the unused portion of the stay, to the extent permitted by applicable law.
9. Charging of Electric Vehicles
Charging electric cars, electric scooters, electric bicycles or other electrically powered mobility devices from the Property’s electrical system is strictly prohibited without the Company’s prior express approval.
Guests must contact Casa Alta Mare before attempting any such charging.
Unauthorised charging constitutes a serious breach of the Property’s safety rules, and the Guest will be responsible for any documented damage arising from unauthorised or improper use.
10. Access to the Property
The Guest agrees to allow the Owner, Property Manager or an authorised representative access to the Property where reasonably necessary for repairs, technical inspections, maintenance or other essential services.
Access to indoor areas will normally be arranged in advance in consultation with the Guest and with reasonable prior notice.
In the event of an emergency, or where there are serious indications that immediate action is required to protect Guests or the Property, immediate entry may be made without prior notice.
Such circumstances may include, for example, a fire or smoke alert from the fire detection system, a suspected short circuit or other serious electrical fault, a significant water leak, or any other event giving reasonable grounds to believe that there is an immediate risk to persons or property.
Routine access for housekeeping, pool maintenance and garden maintenance is governed by Section 5 above.
11. Heated Pool
Where Heated Pool is stated in the Booking Confirmation and/or Booking Form, this means that the swimming pool is maintained at 27°C, 24 hours a day, from the Guest’s check-in until departure.
Pool preparation and heating are carried out in advance so that the stated temperature has been reached by the time of arrival.
A dedicated pool cover is provided to help maintain the temperature.
Guests are required to cover the pool whenever it is not in use, particularly overnight.
Leaving the pool uncovered for extended periods results in significant heat loss. If the provided pool cover is not used in accordance with the instructions, Casa Alta Mare cannot guarantee that the pool temperature will remain at 27°C.
12. Accommodation Price, Taxes & Charges
The agreed accommodation rate includes:

0.5% Municipal Accommodation Tax
Climate Crisis Resilience Fee
The Climate Crisis Resilience Fee is not included in the accommodation price.
The fee is payable separately by the Guest in accordance with the amount prescribed by Greek law from time to time for the applicable accommodation category.
The amount applicable to each booking will be stated in the Booking Confirmation and/or Booking Form.
For tourist furnished villas, the applicable fee for 2026 is €15 per daily use from 1 April through 31 October 2026.
The method of payment of the fee will be communicated to the Guest.
13. Payment Policy
A 25% deposit of the total booking value is required upon confirmation of the booking.
Stays Outside Peak Season
Where the arrival date does not fall within Peak Season, the remaining 75% balance is payable 30 days before arrival.
Peak Season (14 Jul - 24 Aug 2027)
Where the arrival date falls within Peak Season, the remaining 75% balance is payable 60 days before arrival.
The exact dates designated as Peak Season are determined each year and will be stated in the relevant offer and/or Booking Confirmation.
If a booking is made after the applicable final payment deadline has already passed, 100% of the total booking value is payable immediately upon booking.
Online payments are processed through the secure payment system of the Booking Engine using the supported credit and debit cards.
Where payment by bank transfer has been agreed, the relevant payment instructions will be provided directly to the Guest.
14. Cancellation Policy
All cancellations must be notified to Casa Alta Mare in writing.
Peak Season (14 Jul - 24 Aug 2027)
For bookings falling within Peak Season, the Guest may cancel free of charge up to and including 60 days before the arrival date.
Where cancellation is made within this permitted period, any amount already paid for the accommodation will be refunded in full.
From 59 days before arrival onwards, the booking becomes fully Non-Refundable and 100% of the total booking value is payable.
Stays Outside Peak Season
For all other periods, the Guest may cancel free of charge up to and including 30 days before the arrival date.
Where cancellation is made within this permitted period, the 25% deposit or any other accommodation amount already paid will be refunded in full.
From 29 days before arrival onwards, the booking becomes fully Non-Refundable and 100% of the total booking value is payable.
Where a new booking is made within the applicable Non-Refundable period, full payment is required at the time of booking.
No-Show
In the event of a No-Show, the booking is fully Non-Refundable and 100% of the total booking value remains payable.
Booking Amendments
Any request to change the dates or another material element of a booking is subject to availability and is valid only after written agreement with Casa Alta Mare.
Accommodation services booked for specific dates or a specific period are not subject to the general 14-day right of withdrawal applicable to certain distance contracts.
15. Optional Transfer of a Non-Refundable Booking by Mutual Agreement
Once the applicable free cancellation period has expired, the booking remains Non-Refundable in accordance with Section 14.
However, in genuinely exceptional circumstances, including for example a serious pandemic or health crisis such as COVID-19, natural disasters, severe weather events, war or armed conflict, or other events of a similarly exceptional nature, Casa Alta Mare may consider a request to transfer an already fully paid Non-Refundable booking to alternative dates.
This option applies where the stay remains legally and objectively possible. Where the stay has become objectively impossible or legally prohibited, Section 18 applies.
A transfer is not an automatic or unilateral right of the Guest.
A booking may be transferred only where BOTH the Guest AND Casa Alta Mare expressly agree, availability exists, and the new dates and applicable terms have been confirmed in writing by both parties.
By mutual agreement, the new dates may even fall within a subsequent calendar year.
The amount already paid will be transferred as credit towards the new booking.
If the new dates carry a higher total price, the Guest will be required to pay the difference. Where a different rate, season or length of stay applies, the revised financial terms will be agreed in writing before the transfer is completed.
Personal circumstances of the Guest, including illness, a personal accident, a family event or a change in personal or professional plans, do not in themselves create a unilateral right to cancel, obtain a refund or transfer a Non-Refundable booking.
Casa Alta Mare may, on a case-by-case basis and as a gesture of goodwill, consider such a request. Any transfer, however, will take place only by mutual written agreement between both parties.
16. Damage Deposit – €500 Pre-Authorisation
Upon arrival, a €500 pre-authorisation on a valid credit or debit card is required as security against possible damage or other documented financial liabilities arising from the stay.
This amount is not charged to the card. It is a temporary hold of the corresponding amount.
Provided that no documented claim exists following departure, Casa Alta Mare will release the pre-authorisation within 7 days after departure.
The time required for the released amount to become available again on the card may depend on the card-issuing bank or card provider.
In the event of damage, the Guest will be informed of the nature of the damage and the documented cost of repair or replacement before any corresponding charge is made, where reasonably practicable.
The €500 amount is a security deposit and does not constitute a maximum limit of the Guest’s liability where documented damage caused by the Guest or a member of their party exceeds that amount.
17. Personal Belongings & Travel Insurance
Guests are responsible for the safekeeping of their personal belongings during their stay.
Guests are strongly advised to obtain appropriate travel and medical insurance covering, according to their individual needs, trip cancellation, illness or accident, transport disruptions or cancellations, loss or damage to luggage, medical treatment, evacuation and repatriation.
18. Exceptional Circumstances – Objective Impossibility of the Stay
If the stay becomes objectively impossible or unlawful as a result of official measures or exceptional events beyond the reasonable control of both the Guest and Casa Alta Mare, any amounts paid for the accommodation will be refunded in full.
Such circumstances may include, without limitation:
an official prohibition on tourist travel to or entry into Greece;
mandatory border closures;
a compulsory suspension of the operation of tourist accommodation;
a pandemic or serious public health emergency, such as COVID-19, accompanied by official restrictions that make the specific stay impossible;
war, military intervention or armed conflict making the stay objectively impossible or unlawful;
a serious natural disaster or extreme weather event rendering the Property inaccessible, uninhabitable or legally unavailable for accommodation;
any other comparable official event making performance of the booking objectively impossible.
A general travel advisory, personal concern, an individual flight cancellation, personal accident, illness or change in the Guest’s plans, where the stay at Casa Alta Mare remains legally and objectively possible, does not automatically give rise to a right to a refund under this Section.
By mutual agreement between BOTH the Guest AND Casa Alta Mare, the parties may choose to transfer the full amount paid to alternative accommodation dates instead of issuing a refund.
19. Refunds & Banking Charges
Where a refund is due under these Terms, Casa Alta Mare will refund the amount to which the Guest is entitled without any administrative charge imposed by the Company.
Where technically possible, the refund will be made using the same payment method used for the original transaction, unless otherwise agreed.
Where, by agreement, a refund is made by bank transfer, any charges independently imposed by the recipient’s bank or an intermediary banking institution and outside the control of Casa Alta Mare will be borne by the Guest, to the extent permitted by applicable law.
Casa Alta Mare does not impose any additional commission or administrative charge for processing a refund.
20. Cancellation or Material Change by Casa Alta Mare
Casa Alta Mare does not expect to cancel or materially alter a confirmed booking.
If, in exceptional circumstances, the Company is required to cancel the stay before arrival, the Guest will be informed as soon as reasonably possible and any amounts paid directly to the Company for that booking will be refunded.
Casa Alta Mare is not responsible for independent services or expenses purchased directly by the Guest from third parties, such as airline tickets, car hire, activities or other travel services, subject always to any rights that cannot lawfully be excluded.
21. Liability
Casa Alta Mare will be liable in accordance with applicable law for loss or damage resulting from an act or omission for which it is legally responsible.
Nothing in these Terms is intended to exclude or limit any liability or right that cannot lawfully be excluded or limited.
To the extent permitted by law, Casa Alta Mare will not be liable for loss or damage resulting from the acts or omissions of the Guest, members of the Guest’s party, or independent third parties outside the reasonable control of the Company.
22. Personal Data
Personal data required for managing the booking, accommodating Guests, processing payments and complying with the Company’s legal obligations will be processed in accordance with applicable data protection legislation and the Casa Alta Mare Privacy Policy.
23. Governing Law & Jurisdiction
These Terms and the related Agreement are governed by Greek law, without prejudice to any mandatory consumer protection or jurisdiction rights available to the Guest under applicable law.
Any dispute will be subject to the jurisdiction of the competent courts as determined by applicable law.
24. Final Provisions
The Guest may not transfer the booking or any rights or obligations arising from it to another person without the prior written consent of Casa Alta Mare.
If any provision of these Terms is found to be invalid or unenforceable, this will not affect the validity or enforceability of the remaining provisions.
These Terms, the Booking Confirmation, the Booking Form and any specific services or benefits agreed in writing constitute the entire agreement between Casa Alta Mare and the Guest in relation to the relevant booking.
Any exception, amendment or special arrangement will be valid only where confirmed in writing by Casa Alta Mare and accepted by the Guest where required.
